11. Chimney Leaks Around Brick

Brick chimneys are notorious leak factories. Typical issues:

  • Rusted galvanized chimney flashing, especially on the downhill side
  • Failed counter-flashing cut into mortar joints

Quick, medium-term fix:

  • Slip new flashing under the rusted sections to divert water.

Best fix:

  1. Cut a new saw kerf into the mortar joints.
  2. Install fresh counter-flashing properly let into the mortar.
  3. Lap all flashing correctly over shingles and step flashing.
